When does an indicative value help?
Most people request an indicative value when they are considering selling but have not yet decided. Knowing what the property is worth in the current market helps you plan: timing of sale, target purchase budget, whether the equity covers the mortgage on a next home. Expats facing a relocation often use the indicative value to estimate their net position before involving a tax advisor or mortgage broker. The indicative value is also useful when a family member or business partner asks for a quick reference figure without a full report.
How we calculate the value of your house
We compare your property to similar homes recently sold in your specific neighbourhood. As an NVM-member we have direct access to the database of completed transactions on a street and district level: which properties sold, what asking price, what final price, and how long they were on the market. We then look at current demand: how many buyers are searching for properties like yours in your area on Funda, and how the supply-demand balance has shifted in recent months. Based on that data we give you an estimated market value with a short explanation of the assumptions.
The final value can deviate up or down depending on the actual condition, layout, finishing and energy label of the property. Without visiting the home in person we cannot account for those factors, which is why the result is indicative rather than formal.
Indicative valuation or formal valuation report?
The indicative valuation on this page is free, takes one business day, and is based on data only (no visit). A formal valuation report requires a property visit by a certified broker, takes about a week, costs from € 450 (€ 499 for an NWWI-validated version), and produces a signed document that banks, notaries and the tax authority accept. Use the indicative value for personal planning, the formal report for any official procedure.
How to request a value estimate
Send us an e-mail with the property address, a brief description (number of bedrooms, surface area if you know it, year of construction) and a note about why you are interested. Within one business day you receive a written e-mail response with the estimated value range and a short explanation of how we arrived at it. If you decide later to take the next step, we can either visit for a free orientation conversation or arrange a formal valuation report.
