Expat Broker Almere

Buying or selling a house in Almere or Lelystad is a big step, and even bigger when Dutch isn't your first language. As your expat broker we explain Dutch real-estate practice in plain English, handle the paperwork that comes with buying or selling here, and find homes that match your situation. Our office has been working in this region since 1988 and we are full members of the NVM, the Dutch real-estate association.

This page tells you what we do for expats in Almere and Lelystad: how the buying and selling process works in the Netherlands, what makes our region different from Amsterdam, and how to start a conversation with our English-speaking team.

Why work with an expat broker in Almere or Lelystad?

Dutch property law is detailed. Bidding is rarely first-come-first-served, contracts contain legally binding clauses you cannot unilaterally change, and a notary is involved at the end of every purchase. For expats new to the Dutch market, an explanation in your own language at every step makes a measurable difference. We have worked with expats from across Europe, North America and Asia, and we keep our explanations in clear English so you understand what you are signing.

Almere and Lelystad are not Amsterdam, and that matters. Prices for comparable family homes are usually significantly lower than in central Amsterdam, while the commute to the Zuidas or central Amsterdam by train takes around thirty minutes. There are international primary and secondary schools accessible from both cities. For expat families with school-age children, this region is often a better balance between budget, space and accessibility.

Buying a house in the Netherlands as an expat

We work as your buyer's agent. We find suitable homes within your budget and preferences, attend viewings with you, prepare a market analysis based on recent NVM sales data, advise on the bid amount, draft the offer with the necessary contingencies (financing, building inspection), check the purchase contract before signing and accompany you at the notary for the transfer. You can read the full process on our buying a house with an expat broker page.

Selling a house in the Netherlands as an expat

If you are leaving the Netherlands or relocating within the country, we sell your home with the same English-speaking guidance: a market valuation, professional photography and floor plan, listing on Funda (the main Dutch property platform), individual viewings or open viewings, negotiation and the legal handling through to the notary. The full overview is on our selling a house with an expat broker page.

The Almere and Lelystad housing market

Almere is divided into several distinct districts, each with its own character. Almere Poort is a newer area near the lake with modern family homes; Almere Haven has a village feel near the IJmeer waterfront; Almere Buiten and Almere Hout are family-oriented with green surroundings and good schools; Almere Stad is the central city area with apartments and townhouses. Lelystad has a different rhythm: more space per euro, quieter streets, and recent regeneration in the Warande district.

Oosterwold is a special category. It is a self-build area where you buy a plot and design or commission your own home with significant freedom. We have guided expat clients through Oosterwold projects from concept to completion. The buying process for Oosterwold is different from a standard house purchase, and we walk you through it in our first conversation.

Our services and what they cost

Our buyer's service has a fixed fee of € 1,995 including VAT, regardless of the property's price. There is no percentage of the purchase price and no surprises if the home turns out more expensive. The sale of an existing home runs on a similar fixed-fee or low-percentage agreement that we discuss in advance. We also offer validated property valuations for tax, mortgage or relocation purposes, and consultancy for new-build properties.
