What we do during a new-build project
Our consultancy covers four broad areas. Market analysis at the project-feasibility stage: who buys in this area, what types and price ranges sell quickly, what does the supply look like in nearby competing projects? Pricing and product advice as the design develops: which woning types resonate, how to position prices to be both competitive and profitable, where the price-quality balance sits for your target buyer. Marketing and sales from the start of the sales phase through completion. Buyer guidance through the legal and technical questions that arise during construction. We can engage on all four or on a single phase depending on what your project needs.
Working with developers, builders and tender consortia
Most of our consultancy clients are Dutch and international developers, contractors building under their own brand, and consortia responding to public tenders by Almere or Lelystad municipality. For tenders we provide market data and end-buyer profiles to support your bid. For privately developed projects we are often involved from the moment the land is secured, helping shape the product brief before the architect starts. For projects already under construction we step in for sales execution alone if the marketing strategy is in place.
Sales and marketing for new-build projects
The first weeks after the start of sales often determine the success of a project. We arrange a professional listing on Funda Nieuwbouw with the relevant woning types, floor plans and renderings, a Google Ads campaign aimed at active buyers in Almere and Lelystad, social-media campaigns for buyers still in orientation, and a direct mailing to our own buyer database of people registered for new-build properties in this region. What channels work best varies per project, and we adjust the budget allocation based on what the early data shows.
Buyer guidance during construction
Most buyers of a new-build home have not been through this process before, or did so years ago. They have questions about the koop-aannemingsovereenkomst (purchase-construction agreement), Woningborg guarantees, the meer- en minderwerk options, completion phases and tax implications. We answer those questions with the experience of three decades in this market, which significantly increases the share of optants that actually sign a purchase agreement and reduces drop-out between option and contract.
